  • Make a list of new home requirements and research homes that meet those requirements.

The shopping experts encourage you to make a shopping list before you go into the grocery store to save time and money. It’s even more important to make a shopping list for amenities when purchasing a home. Take some time with the whole family to discuss your reasons for moving and what you want in a new home. Write down your must haves and would be nice if’s in prioritized order.
i.e. We need at least a 2 car garage, no less than 3 bedrooms and 2 baths. It must be at least 1500 square ft. with central air. Prefer attached garage but will settle for detached. Would like to back to open space.

To make it easier, visit our ONLINE CHECKLIST to create a report of your Must Haves, Wants, and Desires in a new home.

  • Research the available properties meeting your requirements.

Before putting your home on the market, make sure the home you want is in the price range you can afford and qualify for. Start your research by previewing available homes that meet your requirements.

IMPORTANT NOTE: At this stage, look but don’t visit or contact the seller or their agent. The purpose of this research is to make sure you have realistic expectations; not to find the home of your dreams. If you visit a new home development or FSBO, don’t give them your name: hand them your agent’s card. Moving ahead of the game without representation can cost you dearly in the long run.

  • Hire a REALTOR® to help you buy your new home.

  • It is important to know that the listing agent is representing the seller and committed to sell their home for highest possible price with the best terms. That is not in line with your goals as a buyer. Since that listing agent will normally pay the agent representing you, doesn’t it make more sense to hire your own agent?

Hiring the right REALTOR® is crucial for your success. There are five items to look closely at before making a decision.

    1. How do they calculate recommended selling price and what tools do they use? Price a home too low and you leave money on the table, price it too high and it will delay the sale and leave even more money on the table.

    2. Are they a skillful negotiator? If they are unable to negotiate their own commission, how do you think they will do with negotiating the selling price of your home?

    3. How are they going to market your home? Do they have a proficient knowledge of internet marketing? Are they using cutting edge marketing tools?

    4. Are they part of a team? If they are ill, on vacation or just unavailable, will your needs be met, will deadlines be met, will potential buyers or their agent be properly followed-up on.

    5. How accessible are they and do they keep you in the loop each step of the way?

    6. What is their track record?
